Scottsdale-based LKY Development is pursuing industrial zoning for approximately 5,157 acres near Tonopah, positioning a large portion of the Belmont master-plan area for employment uses west of Phoenix.

The vacant site lies generally between 347th and 371st avenues, north of Indian School Road. Maricopa County supervisors approved a comprehensive-plan amendment for the property in December 2024, changing its planned land-use designation from the predominantly residential Belmont Development Master Plan to Heavy Industrial. The amendment established a framework for future industrial development; individual projects would require further approvals.

County planning documents identify warehousing, distribution and energy production among the potential uses. The site is also near the preferred alignment for a future Interstate 11 corridor and its proposed connection with Interstate 10. The applicant cited that location and demand for employment land in seeking the plan change.

The property remains vacant, and no construction schedule or tenants were identified in the county planning report. LKY’s current zoning effort would be a further step toward determining how the site can be developed.
