A long-standing Chandler office campus could soon gain a residential component for the first time, marking a significant shift for one of the city’s largest employment centers as officials look for ways to add housing in a nearly built-out market.

Chandler’s Planning and Zoning Commission recommended approval of developer Douglas Allred Co.’s proposal to build 669 apartments and additional retail space at Allred Park Place, a 180-acre mixed-use campus that is nearing full build-out. The project already contains 1.8 million square feet of office space occupied by companies including Northrop Grumman, Toyota and Voya, along with four hotels.

The proposed additions — called The Station at Park Place — would be built in two phases and sit between an existing Drury Inn & Suites and Hampton Inn & Suites. Phase one calls for a 313-unit building with 6,044 square feet of ground-floor retail. The second phase would bring 356 units, 2,362 square feet of retail and a resident parking garage.

Douglas Allred is partnering with Wood Partners to oversee the multifamily build-out.

In its project documents, Douglas Allred said the proposed additions would bring a “true mixed-use” area to the city with residential, retail and employment. Douglas Allred added that the plans would address city initiatives to provide housing and commercial amenities to attract employers and workforce.

As of Oct. 23, Allred Park Place has less than 32 acres left to develop, mirroring the city of Chandler, which is 94% built out itself, according to the city’s 2026 general plan.

The general plan said demand for housing remains “extremely high,” but the limited supply of land puts the focus on finding redevelopment and creative opportunities. To keep up with projected population growth, Chandler said it will need to add 7,187 units by 2040.

Chandler is one of the tighter multifamily areas in greater Phoenix and one of the few that saw positive annual rent growth during the third quarter. The area boasts a stabilized vacancy of 5.9% as opposed to 8.35% across the market, according to CoStar data.

The market asking rent in Chandler is just under $1,700, compared with $1,564 across greater Phoenix.
