19 acres left of land to develop within $1 billion One Scottsdale project

A hotel, restaurants, apartments and more condos are coming to a $1 billion master-planned community in north Scottsdale as remaining developable land dwindles.

One Scottsdale has been in the works for the past 20 years with many projects already completed at the northeast corner of Scottsdale Road and Loop 101, including apartments, luxury condos, hotels, restaurants, retail, medical and offices.

The 126-acre site has about 19 acres of land left to build out, according to project developers. And right next door, the Arizona Cardinals are building a new performance center and team headquarters.

Chicago-based Belgravia Group Ltd., is leading the latest developments within One Scottsdale, including a new residential project and two proposed restaurants.

The new condos will include 100 units split across two buildings, to be built between its Atavia condo project and the Ilume Innovation Center, said Alan Lev, chairman of Belgravia Group. Ilume is a four-story, Class A life sciences and medical office building that sits along Loop 101.

Because its early in the process, Lev said the condo project doesn’t yet have a name, but more information will be shared once Belgravia goes through the city’s design review process.

Lev did say the new condos will be different than its 88-unit Atavia project and Portico, a completed 112-unit luxury complex that sold out in 2024. These new condos will be seven stories, higher than Atavia’s four stories and Portico’s five stories, and they will have more of an urban look. A groundbreaking could take shape late next year, he said.

About 65% of the units at Atavia have been sold so far, and the project is on schedule to be completed by the end of next year, Lev said.

High-end Greek restaurant, hotel proposed

As for the restaurants, Lev said Belgravia is proposing a “high-end modern Greek” restaurant from the Chicago area that would take up about 5,000 square feet. The second concept would be a “European-style coffee/breakfast place” within a 2,500 square foot space. Both eateries would be north of Ilume, with construction anticipated to start in the next six months and a grand opening in roughly a year and a half.

The Dowe, a Tribute Portfolio hotel by Marriott, is also in the works. Tulsa-Oklahoma-based developer Anish Hotels Group submitted permits at the beginning of this year, and its construction plans have been approved.

The 157-room, five story hotel will be constructed on a 1.74-acre portion on the southern end of the master-planned development, east of Ilume. Anish Hotels Group could not be reached for comment.

Talos Holdings also submitted permits with the city to build apartments within One Scottsdale. Called The One@101, the apartments would rise on 5.7 acres off Legacy Boulevard.
