Having paid $44.1M for approximately 41 acres near Desert Ridge Marketplace in a 2022 Arizona State Land Department auction and begun one planned multifamily community on the land, Garden Communities may now be turning its attention to building a second development.

The first phase of the overall Garden at Desert Ridge development—Elysium—is a 378-unit community currently under construction at the NEC of Tatum Blvd. and Deer Valley Drive. The DATABEX project database shows at-risk grading started and building permits were issued in 2024.

A local news outlet recently reported Garden Communities now plans to build the second development, known as Garden at Desert Ridge – Edyn.

The Edyn portion will feature 504 units at 5150 E. Deer Valley Dr.

Both projects are designed by ORB Architecture, with Garden Communities as both the owner and general contractor.
