Mesa landfill seeks rezoning for four digital billboards and outdoor storage; plus more industrial news

A longtime landfill on the edge of Mesa and unincorporated land in Maricopa County is looking to rezone more than 180 acres to allow for four digital billboards and outdoor storage.
Johnson Stewart Materials LLC is requesting to change the land-use designation from rural development to heavy industrial on its property and a rezoning on the northern and southern portions of Loop 202, east of Alma School Road.
The Maricopa County Planning and Zoning Commission unanimously voted 7-0 recommending approval on Sept. 24. A Board of Supervisors public hearing is set for Oct. 21.
The waste management company is proposing four digital billboards off the Salt River, a portion of property the company doesn’t have much use for because it’s within the Salt River floodplains, according to a narrative submitted to the county. The rezoning would also allow the business to have outdoor industrial uses, accessory structures and canopies. There are no current developments planned on the site.
Johnson Stewart Materials has been in business for 80 years since 1946. It runs an inert landfill site, mining reclamation project and a heavy truck and auto repair service.
Inert landfill sites only collect waste that will not leach chemicals into the water systems or environment, including construction and demolition material like clean asphalt and concrete, brick, rock, gravel, sand, dirt, roof and floor tile. These materials are recycled, reprocessed and sold.

An entity tracing to Reich Brothers Properties purchased the property for $30,250,000, with $31.8 million in new debt with lender Elkridge. The seller was Atkore, an electrical infrastructure manufacturer.
The property, which is located at the southeast corner of 27th Avenue and Thomas Road, encompasses 21.7 acres and includes rail access.
• A Deer Valley industrial building sold to an investment firm for $10.56 million on September 22.
Ambitus Partners acquired the 40,440 square-foot facility with $3,670,000 down and $6,890,000 in new debt with First International Bank & Trust. The seller is an entity tracing to James De Pietro.
The property is located at the northeast corner of Loop 101 and Cave Creek Road and sits on 3.73 acres. It previously sold in 2016 for $5 million.
DAUM Commercial Real Estate’s Trevor McKendry, Chris Rogers and Parker Houston represented the buyer in the deal. McKendry and Rogers also represented the seller, alongside Nick Reinhardt, Beau Citron and Nick Fajardo.
