Taylor Morrison snags 406 lots near TSMC’s $265B Phoenix development

Scottsdale-based Taylor Morrison Home Corp. just purchased 406 lots near Taiwan Semiconductor Manufacturing Co.’s $265 billion development in north Phoenix.
This $6.34 million acquisition of 190.82 acres in an area north of the Vistancia master-planned community in Peoria comes at a time when homebuilders are starting to buy more lots in bigger bulk.
Miami-based Lennar Corp. (NYSE: LEN) recently paid $60.14 million in cash for 444 lots near TSMC and Arlington, Texas-based D.R. Horton Inc. paid $32.7 million for 232 lots at Estrella master-planned community in Goodyear, according to Tempe-based real estate database Vizzda LLC.
Homebuilders are shifting toward aggressive bulk lot acquisitions to lock down future inventory, with more to come.
“The land market continues to be competitive in the Phoenix MSA,” said Brad Schoenberg, regional president for Taylor Morrison, which was acquired by Berkshire Hathaway for $8.5 billion in July.
“Taylor Morrison is always seeking to find A+ locations and those can be large and small,” he said. “We are excited for this opportunity to bring quality housing to this part of the Valley.”
Closing on Sept. 24, Taylor Morrison paid $33,232.30 per acre for the property a few miles west of the northwest corner of Lake Pleasant Parkway and Loop 303. The seller was an entity tracing to Avanti Properties Group, according to Vizzda.
Representing the seller in the transaction was the team of Greg Vogel, Ryan Semro and Bret Rinehart of Land Advisors Organization.
