Trammell Crow Residential eyes Kierland office conversion as Florida-based owner exits project
Article originally posted on Phoenix Business Journal on Oct 12 2026

A multifamily developer wants to take over a proposed office-to-apartment conversion project near Kierland, according to planning documents submitted to the city of Phoenix.
Trammell Crow Residential filed plans for 14646 N. Kierland Boulevard, a 5.4-acre property that currently includes an 80,000 square-foot office built in 2000. The property backs up to the Westin Kierland Resort & Spa’s Mesquite Golf Course — where the owners have faced controversy over plans to convert the course into residential housing.
Florida-based The Related Group currently owns the office and bought it in March 2023 for $32 million, right after leading the rezoning process and getting city approval for the conversion project.
Trammell Crow Residential is now intending to build a 319-unit, five-story multifamily complex with over 13,000 square feet of amenity space, according to planning documents. A swimming pool, spa and lounge areas are also proposed and would face the golf course.
It is unclear whether Trammell Crow Residential is under contract to acquire the property from The Related Group. Both companies could not be immediately reached for comment.
The Kierland area is home to some of the Valley’s priciest luxury apartments, like the Optima Kierland and Soltara Kierland, according to Phoenix Business Journal research.
Trammell Crow expanding Phoenix presence
Earlier this year, Trammell Crow Residential – the multifamily division of Texas real estate investment and development heavyweight Crow Holdings – opened an office in Phoenix. Tom Lewis Jr. leads that office as managing director of the firm’s southwest division.
