The first phase will comprise about 400,000 square feet of speculative light industrial space in five buildings across 26 acres. It’s expected to be completed by the Q1 2024 with build-to-suit and for-sale options for phase two available immediately.

These buildings will feature front-park and rear-load industrial with clear heights ranging from 28 to 32 feet and frontage along East Germann Road. The site will also have convenient access to the Phoenix-Mesa Gateway Airport, Loop 202 and State Route 24. Ken McQueen, Chris McClurg and Blake Peters of Lee & Associates are listed as the leasing brokers for the project.

“Queen Creek is one of the fastest-growing cities in Arizona and has emerged as a pre-eminent industrial submarket,” said Ashlee Boyd, managing partner for Thompson Thrift Commercial, in a statement. “With strong demand from industries such as electric vehicle manufacturing, distribution, aerospace and defense, and pharmaceutical users we expect that the Germann Commerce Center will be a welcome addition to this dynamic region.”

Queen Creek has become more attractive to industrial developers and companies in recent years. The state and town have been working to set up more land for industrial projects, while South Korean battery giant LG Energy Solution is still considering building a plant on a large site. Recent reports say it could supply Tesla with batteries from the Arizona plant, which the company was reevaluating for most of 2022.
