Downtown Gilbert May Get New Apartments, Hotel, Offices, Retail Space Article originally posted on AZ Central on May 16, 2019 A new development proposed for Gilbert’s booming Heritage District includes a five-story apartment complex, boutique hotel, and office and retail space. The Gilbert Town Council will vote Thursday on an agreement with Heritage North Partners, LLC, for the sale and development of nine acres of town-owned land on the southwest corner of Gilbert Road and Juniper Avenue. Records show the purchase price will be $5.3 million or fair-market value, whichever is greater 30 days after opening of escrow. The North Anchor, as it’s called in the 2018 Heritage District Redevelopment Plan, is considered a key area for development in Gilbert’s downtown. As it stands, the parcel — bordered by Juniper Avenue and the Western Canal to the north and south, and Gilbert Road and Ash Street to the east and west — is a parking lot. A Burger King to the northeast of the town-owned land will remain. Heritage North has agreed to develop the land as follows: 100,000 square feet of Class A office space. 250 units in a 302,000-square-foot multifamily residential development. 150-room or 75,000-square-foot boutique hotel. 25,000 square feet of retail and 10,000 square feet of office. Two, five-story parking structures: one located within the apartment complex, the other to be used for office and retail. Design plans must be submitted to the town by March 2020, and construction could begin that June.LGE Design Build, which designed Dierks Bentley’s Whiskey Row in downtown Gilbert, is taking part in the project.
