Lincoln Property Reaches Construction Milestone for Massive Office Project

Developer Lincoln Property Co. and Harvard Investments have completed the framework at the first of four planned office buildings at Union at Riverview development in Mesa, Arizona, where such construction has otherwise largely slowed in recent years.

Crews this week placed the final beam at the four-story, 238,348-square-foot office, the first of the project totaling 1.35 million square feet planned for the 28 acre project at the southwest corner of Dobson Road and Loop 202 in Mesa near the Tempe and Scottsdale borders.

The building targeted for completion in November is part of a wave of office development in greater Phoenix following several years of relatively limited construction. Roughly 2.7 million square of new office space came online last year, far above the pace of deliveries in the previous two years, but construction remains well below the long-term annual average of 3.8 million square feet, according to CoStar Analytics.

San Mateo, California-based employee benefits administration firm WageWorks Inc. last year signed the first lease at the Union at Riverview project, taking 150,000 square feet in what is expected to be the second building at the development to be completed in 2021.

Mesa’s Riverview District has grown into 1.2 million square feet of shopping, food, entertainment and hotel space, Mesa Mayor John Giles noted at a ceremony marking the construction progress.

The first building is designed to include a four-level parking structure with more than 1,000 spaces, large floor plates with high ceilings, outdoor balconies and artwork ranging from commissioned wooden furniture to lighted glass, Lincoln said. The developer has added touchless features and ionizing air purifiers, a nod to the new reality of office working in the wake of the coronavirus pandemic.
