Luxury apartments to kick off 45-acre Chandler mixed-use project

The Ellison

Construction is about to begin on a 380-unit luxury multifamily development near downtown Chandler.

The Ellison is part of a broader 45-acre project called The District Downtown at the southwest corner of Pecos Road and Arizona Avenue that will have hotels, retail, restaurants, offices and more.

The luxury housing is on 12 acres of land on the western portion of The District Downtown. Stillwater Capital Investments LLC is developing the community in partnership with Origin Investments and Eagle Realty Group. Meridian West AZ/202 LLC sold the portion of the land for $13.3 million on March 4 to SW Chandler Owner LLC, which is affiliated with Stillwater Capital, according to Tempe-based real estate database Vizzda LLC.

Meridian West Development owns and is developing the remaining 33 acres of land.

“This has been a vacant piece of dirt for forever, and if we can turn it into 380 homes that people love … that’s kind of the catalyst for all the commercial next to us,” Stillwater Capital Partner Thomas Hoy told the Business Journal.

Construction is expected to kick off May 1 with units to be completed in phases. Once started, the project is estimated to finish up in 28 months. Residents will be able to lease units in 2028, according to an announcement.

There will be three buildings ranging from three to five stories, with 50 studio units, 211 one-bedroom units, 110 two-bedroom units and nine three-bedroom apartments with 703 parking spaces. Those homes will have “gourmet kitchens” with quartz counters, tile backsplashes, kitchen islands and stainless steel appliances and “wood-style flooring,” the announcement states.

As for amenities, The Ellison will have a Tulum-inspired open-air pool bar and cabana with resort-style seating, TV walls, and an additional bar overlooking the pool area. The lobby will be designed to mimic a boutique hotel and there will be a fitness center, multiple courtyards, a pickleball court, a mini golf course and a dog park.

Desert landscaping will also be incorporated into the development with native palms, agave and cacti.
