What is under construction along SanTan Village Parkway in Gilbert?

Location: Santan Village Parkway and Williams Field Road in Gilbert.

Description: A $145 million retail development that will include the town’s first Whole Foods and Dick’s House of Sport is under construction in the SanTan Village area.

Signature at SanTan Village sits directly west of the SanTan Village mall and will be built along 30 acres in multiple phases. Developers broke ground in March.

Illinois-based Kensington Development Partners and England-based IM Properties closed on land for the first phase of the project.

Phase 1 includes the two anchors along with three standalone retail pads. A Crate and Barrel, Today’s Patio, Fogo de Chao and the pet store Chewy are also expected to open at the project, according to Kensington’s leasing brochure.

The second phase of the development will add 115,000 square feet of retail and restaurant buildings, including standalone buildings and smaller anchor stores.

History of site: For years, SanTan Development Group, the developers of the open-air mall, held onto the land waiting for the right moment to build out. Developers put in plans for the expansion with the town in 2024.
