TSMC suppliers rush to buy Deer Valley land for industrial projects

The first phase of a massive industrial park project in Deer Valley sold fast, and now the developer is selling off remaining land to future users looking for space near TSMC.

Mack Innovation Park, which is located off Interstate 17 and the Loop 101, currently includes over a million square-feet of industrial space. Mack Real Estate Group owns another roughly 80 acres of industrial land around the initial project.

Most recently, Mack on March 24 sold about 28 acres of vacant land within the master-planned industrial park for $41,055,000 to semiconductor supplier United Integrated Services Corp. That company is planning to build a 480,000 square-foot industrial building to operate out of, according to Bob Lundstedt, vice chairman of DAUM Commercial, who represented the buyer in the deal.

Prior to that, HVAC company Mornstair acquired about 51.9 acres of vacant industrial land within Mack Innovation Park for $59,924,000 on February 10, while Sunlit Chemicals bought 10 acres of land within the park for $8,712,000 on Dec. 19.

“The suppliers are just dropping out of the sky right now, and it’s really ramped up since the beginning of the year,” Lundstedt said.

The largest recent sale at the multiphase industrial park happened in December, when Westcore Properties acquired Site A of Mack Innovation Park for $90,700,000.

That portion includes three multi-tenant buildings on about 22 acres. The buildings range in size from 62,831 square feet to 201,189 square feet, and are all fully leased to undisclosed tenants.

Mack’s strategy for the park involved building out speculative space to serve as a model for prospective users to see what they could occupy or otherwise build out for themselves on adjacent land, according to Richard Mack, CEO and cofounder of Mack Real Estate Group.

“In some ways it was only because we had speculative buildings that were empty that we leased to a number of suppliers, were we successful in selling land for future buildings,” Mack said.
