Humana downsizes to 5,000 square feet at Biltmore office complex

Humana has signed a new lease at a Class A Phoenix office complex as the office market recovers.

The health insurance giant signed a roughly 5,000-square-foot office lease at the mid-rise Biltmore Center at 2398 E. Camelback Road, significantly downsizing from its office nearby.

It signed the lease in Q4 2025, Colliers’ Senior Executive Vice President Phil Breidenbach told the Business Journal. Breidenbach and Matt Baniszewski of Colliers are listing agents for the complex.

Biltmore Center is a three-building office park within the premier Camelback Corridor on the northwest corner of 24th Street and Camelback Road.

The office campus has a Press Coffee, on-site gym, golf simulator conference space, Chestnut restaurant, green spaces, underground garage and private pickleball courts. It’s owned and managed by ViaWest Group, a commercial real estate investment and development firm that also has an office at Biltmore Center.

Humana’s previous office at Anchor Centre — across the street from Biltmore Center — was about 30,000 square feet. The company did not immediately respond to the Business Journal’s request for comment as of April 16.

The company is now moving into an “upscale” suite that was recently rebuilt from two spaces into one larger suite, Breidenbach told the Business Journal.

“It’s very common for big insurance companies to have a lot of their workforce work from home now or remotely,” Breidenbach said.
