Amazon pharmacy warehouse in Phoenix sells for $44.15 million; plus more Valley industrial deals Article originally posted on Phoenix Business Journal on May 21, 2026 A nearly 175,000 square-foot warehouse currently leased to Amazon’s pharmacy arm sold on May 12 for $44.15 million, according to real estate database Vizzda. Canadian investment firm Belkorp acquired the facility from Oxford Property Group, which bought it in September 2021 for $47.98 million. Before that, the property sold in November 2019 for $28.4 million. The facility is located at 3809 E. Watkins Street, at the northwest corner of 40th Street and University Drive. It’s currently leased to PillPack, which is an online pharmacy and medication delivery service owned by Amazon. Cushman and Wakefield’s Will Strong, Phil Haenel Molly Miller, Foster Bundy, Michael Matchett, Madeline Warren and Jack Stamets represented the buyer and the seller in the most recent deal. • A major industrial park project planned on the former Phoenix Trotting Park property along Interstate 10 and the Loop 303 in Goodyear has a new developer. Prologis acquired the 138.6-acre site on May 18 for $28,000,000 from Dallas-based Crow Holdings, according to real estate database Vizzda. The property is currently vacant land, though entitled for Innovation Centre Commerce Park – a mixed-used industrial and office park with seven buildings amounting to 2,160,000 square-foot. Cushman and Wakefield’s Will Strong, Molly Miller, Michael Matchett, Madeline Warren and Jack Stamets represented the buyer and the seller in the deal. • San Diego-based Sunbelt Investment Holdings bought 48.94 acres in Casa Grande on May 7 for $4,069,570, according to Vizzda. Sunbelt acquired the property from Ecobat Resources, a California-based company that specializes in battery recycling. The land is zoned for industrial and commercial purposes and is located at the southeast corner of North Thorton Road and Gila Bend Highway.
