Developers are eyeing far east Mesa as the next place for major development, including one of its largest commercial projects set to open in 2026. Tempe Marketplace will soon have a new anchor store open at the shopping hub. Residents can expect new restaurants, fitness centers and shopping options in Tempe and Mesa. Here are some recent projects that East Valley residents can expect to see wrapped up in the coming months. Sam’s Club at Tempe Marketplace A Sam’s Club Warehouse store that will total 154,669 square feet of retail with a fueling station on 14 acres is scheduled to open in “late 2025,” according to Sam’s Club and Tempe Marketplace announcements. The store has already begun hiring staff and has a promotional discount on memberships available through May 31. The store will sit on the southeast corner of the Tempe Marketplace shopping center, one of the last undeveloped sites there. Medina Station in east Mesa Located along Southern Avenue and Signal Butte Road in east Mesa, Medina Station consists of about 40 acres dedicated to retail and dining and 23 acres for apartment housing. Dick’s Sporting Goods and Target will anchor the project. Medina Station is 70% pre-leased with the remaining lots under negotiations, according to developer SimonCRE. Avalon Ranch along the Gilbert and Mesa border A 14-acre commercial center bordering Mesa and Gilbert in the southeast Valley aims to bring a fitness center and dining options to the area. The project, dubbed Avalon Ranch, plans to bring an EOS Fitness Center, an Aldi grocery store, a McDonald’s, a 7-Eleven convenience store, a Taco Bell and a Valvoline. It’s located along Power and Elliot roads in Mesa. A tenant for the seventh lot at the property has yet to be announced.
