3 projects bringing dining, shopping, housing, health care to the West Valley Article originally posted on AZ Central on September 8, 2025 A new retail and restaurant development, a rehabilitation hospital and a senior living facility are among the notable developments underway in the West Valley. Here is a look at some of the projects that will bring a trendy soda shop, expanded health care options and specialized housing to Glendale, Goodyear and Buckeye. The Shops at the Cardinal The project is a $20 million retail and restaurant development that will include Swig, a popular soda shop; Señor Taco, an Arizona-based Mexican fast-casual restaurant; Señor Sushi, a Mexican sushi and teppanyaki restaurant; Nautical Bowls, an acai bowl restaurant; La Botana, a Mexican seafood restaurant; and Jeremiah’s Italian Ice, an Italian ice and ice cream dessert shop. It is being developed at 91st Avenue and Cardinals Way by Scottsdale-based Diversified Partners. Abrazo West Campus rehabilitation hospital The campus is adding an inpatient rehabilitation hospital next to its acute care facility. It will provide rehabilitation services for patients recovering from traumatic injuries, cardiovascular surgery and stroke. It will offer advanced spine care, physical and occupational therapy, speech and language pathology and other services. The rehabilitation services will occupy the second floor of the building. First-floor tenants will include outpatient imaging and doctors’ offices. It is under construction near Litchfield and McDowell roads. Ativo Senior Living The Ativo Senior Living of Sundance facility will include 102 independent living units, 75 assisted living units and 30 memory care beds, along with common areas and community amenities, including a pool and fitness area. The project is under construction near Yuma Road and Sundance Parkway in Buckeye.
