4 hotels, shopping center planned near TSMC in north Phoenix Article originally posted on AZ Central on September 19, 2025 The developer of Tempe Marketplace and Desert Ridge Marketplace is proposing a new commercial development in north Phoenix, planned to include four hotels, a fitness center, retail and restaurants. Vestar, a Phoenix-based developer of open-air retail centers, submitted an application to rezone about 112 acres of land near Interstate 17 and Sonoran Desert Drive to build a commercial center called Dove Valley Towne Center. “Vestar is excited to be early in the preliminary planning phases of a new open-air shopping center that will be complemented by other mixed uses,” Kean Thomas, vice president of finance and development for Vestar, said in a statement. “More details will come available as we progress in the process of bringing this new development to the community of North Gateway.” According to the application, Vestar is planning a mixed-use project, including the hotels, gym, and retail and restaurant buildings. The southern portion of the narrow site, closest to Sonoran Desert Drive, is planned for the gym and hotel buildings, and the northern portion, closest to Dove Valley Road, is planned for retail and restaurants. The application does not list specific tenants planned for the center, but conceptual renderings show high-end fitness center Life Time as the fitness tenant, and two of the hotels to be a Residence Inn Marriott and a Courtyard Marriott. The Phoenix Planning Commission will discuss the project at its meeting on Oct. 6. The site is east of Interstate 17, just east of where a massive development that includes Taiwan Semiconductor Manufacturing Co.’s campus is under construction. The semiconductor giant has been a catalyst for major development in north Phoenix, including Halo Vista, a master-planned development that surrounds TSMC’s campus on three sides, which is planned for major commercial development. South of Loop 303, TSMC is also eyeing land in NorthPark, another master-planned development that totals about 6,400 acres. Vestar has several other retail developments in various stages in the Valley, including Verrado Marketplace, which is under construction in Buckeye. The center, scheduled to open in spring of 2026, will include about 500,000 square feet of retail and restaurants. The developer also is planning to break ground in 2026 on Laveen Towne Center, a 375,000-square-foot retail center planned at 59th Avenue and Dobbins Road in Phoenix. The developer is also in the early stages of planning on a $1 billion development in Mesa called Legacy Park, which would be built over the next 20 years and would bring the first resort-style hotel to the city.
