A major Arizona landowner is scooping up more acreage in the far West Valley to set it up for data center campuses.

Arizona Land Consulting acquired 956 acres in Tonopah for $25 million on May 20, CEO Anita Verma-Lallian told the Business Journal.

As a result, the firm now owns about 4,000 acres of vacant desert land across three separate sites in Tonopah, which is about an hour’s drive west of Phoenix.

The latest chunk it acquired was set up for a master-planned community called Desert Whisper in 2007 that never materialized. Arizona Land Consulting will now start the process of getting it rezoned for industrial and data center uses, Verma-Lallian said.

Desert Whisper is about three miles west of Hassayampa Ranch, which is Arizona Land Consulting’s largest project in the area. It purchased the roughly 2,000-acre site, which was also previously set up for a residential community, for $51 million last May.

Maricopa County’s Board of Supervisors recently approved a new land use designation for Hassayampa Ranch allowing warehouse, data center and power generation uses. It’s now in the design phase and projected to include up to 60 data center buildings, Verma-Lallian said.

The third site Arizona Land Consulting is setting up in the area is called Balterra, which is about 900 acres. The firm acquired two parcels for about $22 million toward the end of last year for that assemblage and will now start the rezoning process.

While the firm has been focused on local data center land deals, it’s now looking to acquire sites outside the state for the first time, Verma-Lallian said. The firm is exploring sites in Texas and Canada and expecting to close soon on the first out-of-state deal, she said.
