The country’s largest employee-owned electrical contractor acquired a Chandler medical building to turn into its new regional headquarters.

San Jose, California-based Rosendin Electric, Inc. bought the two-story 100,622-square-foot building at 1450 S. Spectrum Boulevard within the Allred Park Place office campus. It’s near the Loop 202 and Loop 101 interchange, and just north of offices occupied by Northrop Grumman Corp.

Rosendin bought the building May 1 for $17.7 million, according to Tempe-based real estate database Vizzda.

Todd Noel and Michael Rosendin of Colliers represented Rosendin Electric in the acquisition. Michael Strittmatter with Cushman & Wakefield represented the seller, San Diego-based Douglas Allred Company.

Company officials said the new regional headquarters reflects the growth it has experienced in the past six years amid the booming metro Phoenix market that has seen a surge in data centers, as well as the ongoing expansion of the Taiwan Semiconductor Manufacturing Co. campus in north Phoenix.

Rosendin is investing about $25 million for tenant improvements on the building.

Once renovated, the new office will bring together about 260 employees from the company’s BIM (Building Information Modeling) operations, engineering, marketing, technology, analytics and development teams, Rosendin’s senior vice president of the Mountain West region, Brandon Stephens, told the Business Journal. It will be able to support up to 400 workers.

Stephens emphasized the importance of bringing the BIM and engineering groups together to collaborate on the design and construction of projects. He also said project management, marketing, human resources and learning and development teams have experienced a “significant growth.”

New additions to the office will include a training center, space for the innovation teams, a green room for marketing teams and a technology lab. Stephens said the building will be able to accommodate 50 to 100 people for training and customer meetings.
