Charles Schwab & Co., Inc. is investing millions into an extensive renovation of a nearly 84,000-square-foot office space in north Scottsdale where the firm is planning a major Arizona expansion.

The financial services giant filed a permit for $11.7 million in tenant improvements at the Two Scottsdale Landing office complex at 8701 E. Hartford Drive off Pima and Bell roads, according to city of Scottsdale records.

“As part of our continued growth, Schwab is expanding the teams that support our investing, trading and wealth management capabilities for clients across the country. We’re excited to grow in the Phoenix market, hire more financial professionals here and help more investors reach their financial and wealth management goals,” a Charles Schwab spokesperson said in a statement sent to the Business Journal.

The firm declined to offer any more details beyond the statement.

The Class B, Two Scottsdale Landing office complex is adjacent to the 124-acre Mack Innovation Park, where Toy Barn is working toward developing its largest luxury car storage facility and electric vehicle maker Rivian is opening its first Scottsdale service and repair facility. It’s also near the future site of Taser maker Axon Enterprise Inc.’s massive headquarters project.

Architectural plans submitted to the city outlined second-floor interior work within a 83,846-square-foot space with mechanical, plumbing and electrical work among the listed improvements. There are no plans to make improvements to the overall building structure, according to the permit filing.
