Chicago developer breaks ground on luxury condos in One Scottsdale

A Chicago-based developer will break ground this summer on an 88-unit condominium complex in north Scottsdale, the latest addition to a 120-acre master-planned development north of Loop 101.

“We thought there was a gap in the market for luxury condos that don’t shoot for the highest price point,” Jonathan McCulloch, CEO of Belgravia Group, said. Belgravia is wrapping up construction of its first Arizona project, called Portico, which is located in the same master-planned development as the new condo complex.

The area, called One Scottsdale, could include 1,250 multifamily units, more than 1.5 million square feet of commercial uses, including offices, retail, restaurants and services and about 400 hotel rooms. The site is located north of Loop 101 east of Scottsdale Road.

Belgravia’s next project, called Atavia, will be located on 4.5 acres of land within the One Scottsdale development. Belgravia bought the land for $13.2 million from DMB Associates, the master developer of One Scottsdale, for $13.2 million, according to real estate database Vizzda. The site is directly west of Portico, Belgravia’s other Scottsdale condo development, which is completing construction.

Most of the units at Portico have already been sold and about two-thirds are already occupied.

“The idea that we had been floating was smash together the benefit of a single-family home or townhome with the convenience of condo living,” McCulloch said of the Atavia project. The project will include 14 buildings, 12 of which will have six units each and two that will have eight units.

The buildings will be four stories each, and the units that take up the first and second floors will have their own private garages and front doors. The units on the third and fourth floors will have their own private elevator and a rooftop deck.

“There’s nothing in the market like that, that we are familiar with,” McCulloch said.

About 25 units at Atavia are already under contract to be sold, he said. Construction is expected to begin in August and will last about 28 months. The common areas will include a pool, clubhouse, fitness center, golf simulator and other amenities.

Units are selling in the $800,000’s to about $1.7 million.

McCulloch said One Scottsdale was attractive to Belgravia because it’s among the first wave of mixed-use developments in Scottsdale on the north side of Loop 101. It’s near existing commercial cores like Kierland Commons and Scottsdale Quarter, along with the future retail and restaurant developments that are planned for One Scottsdale.

The group is looking for additional project sites in the Phoenix metro, McCulloch said, but has not solidified any plans for the next project yet.

“This is what we think is in-demand for the market,” he said of the luxury condo product.
