Chipmaker TSMC to bid on more land that would nearly double its Phoenix real estate

Taiwanese Semiconductor Manufacturing Co. is making moves to add more land to its chipmaking campus in North Phoenix.

The company applied to bring 902 acres of Arizona State Land Department out to bid as the firm plans increased investment for its manufacturing hub where production began last year.

The site is just to the south of TSMC’s existing campus, which spans more than 1,100 acres near Interstate 17 and the Loop 303 freeway in North Phoenix.

The state land department set Jan. 7 as the date for the auction. The bidding will start at the appraised value of the land, which is $197.25 million. At that value, this marks the highest starting price for any state land department auction dating back to 2016.

Should TSMC win this auction, it would nearly double its land footprint within Phoenix.

Land prices jump in value

TSMC isn’t new to Arizona land auctions. The company won the land for its Phoenix campus during such a sales process in December 2020, where it was the sole bidder and paid $89 million for the land. That measures out to about $78,900 per acre.

In the five years between, the appraised value for its targeted land has grown to more than $218,000 per acre.

While TSMC was the applicant on the latest 902 acres, any builder, private investor or company is welcome to bid on the land.

TSMC could not be immediately reached for comment.

Investments continue to grow in North Phoenix

The company has since invested more than $65 billion toward the construction of three semiconductor fabrication facilities at the Phoenix site, making it the largest foreign direct investment in the state’s history, according to TSMC.

TSMC, which started chipmaking production at the site last year, is now considering six semiconductor fabrication plants, in a total project that could top $165 billion.

The chip manufacturer estimates the campus will create about 6,000 jobs in the Phoenix area when the site is fully operational and potentially tens of thousands of indirect supplier jobs.

The North Phoenix area around TSMC has attracted more outside investment as the company has upped its commitment to Phoenix.

Just to the north of TSMC’s plant is the $7 billion Halo Vista mixed-use development, which spans 2,300 acres. That park is being developed to support the TSMC ecosystem and the North Phoenix area as a whole.

The developers behind Halo Vista recently announced commitments from Costco Wholesale Corp. and Marriott International to be initial tenants at the park.
