Dignity Health plans 300,000-square-foot medical campus next to new Cardinals HQ

Cardinals HQ ground breaking

Dignity Health has signed on to build a state-of-the-art medical campus at the corner of Scottsdale Road and Loop 101 in north Phoenix, on 217 acres the Arizona Cardinals acquired last year for $136 million.

This announcement marks Dignity Health Arizona, which is a member of CommonSpirit Health, as the first company to sign on to be part of the massive mixed-use development project the Cardinals are assembling on the land.

Earlier this year, the team broke ground on its new $200 million, 250,000-square-foot headquarters and training facility on 30 acres of the site, just north of the Loop 101 on the border of Scottsdale and Phoenix.

Now Dignity has plans to open two buildings totaling up to 300,000 square feet across eight acres. The medical campus will offer a wide range of leading programs, including a sports medicine institute and services from the Barrow Neurological Institute, along with orthopedics, cardiology, specialized primary care, executive health, imaging and outpatient surgery.

This project will represent Dignity Health’s first medical facility of any kind in the northeast part of the Valley, and it will be its largest outpatient campus. Once completed, Dignity expects there to be 700 medical and support jobs on the site.

“Our relationship with the Arizona Cardinals has been a cornerstone of our community engagement for years, and this collaboration elevates it to an entirely new level,” Anthony Houston, president of Dignity Health Arizona, said in a statement. “This new medical campus in north Phoenix will expand access to high-quality health care, serving not only professional athletes but every member of our community.”

Dignity’s project will be built in phases, with the first phase feature a 120,000 to 150,000-square-foot medical campus. Construction is expected to begin in 2027, with an anticipated opening in 2028.

Dignity Health and Rawhide Development Co., the Cardinals real estate affiliate, worked out the deal between themselves directly and did not involve commercial reale estate brokers.

The Cardinals have a long history the health care company, which has been a longtime sponsor of the team. The two entities work on several community and charitable ventures together, including with the Arizona Cardinals Foundation.

“We are both deeply rooted in Arizona and our shared commitment to health, well-being, and community impact has transformed this project from a simple idea into something truly special,” Michael Bidwill, owner of the Arizona Cardinals, said in a statement. “This isn’t just about constructing buildings — it’s about building a healthier future for our community.”
