Garden-style community is coming to south Chandler

Location: Southwest corner of West Queen Creek Road and South Arizona Avenue in south Chandler.

Description: Modera Chandler will be a garden-style community featuring 345 apartment homes and a modern farmhouse-style aesthetic. The complex will include seven three-story residential buildings and offer one-, two- and three-bedroom homes with private patios or balconies.

An average apartment will be 1,005 square feet and include smart features, like programmable thermostats, according to its website.

Community amenities include a parking garage, a resort-style pool, pet park, fitness center with a yoga and pilates studio, resident clubhouse and co-working space.

The apartment complex will be part of a multi-use development called Chandler Farms.

History: Chandler Farms Apartment and Mill Creek Residential bought the 12.6-acre plot from HHB I, LLC, for $10.4 million in April 2024.

When will the work be done? Mill Creek Residential estimated that they would open Modera Chandler to new residents in early 2026.
