Goodyear industrial park to add 63 acres of new retail, restaurants

A 565-acre mixed-use industrial development near the Goodyear Airport will include 63 acres of new retail and restaurants, the developer announced.

The first retailer, a Quik Trip Travel Center, will be on about five acres of land and will begin construction by the end of the year. The retail project, called Estrella Gateway, is part of the Goodyear AirPark development, which is primarily industrial, near MC 85 and Estrella Parkway.

It is being developed by Lincoln Property Co., which bought the land in 2021 for $72.5 million, according to real estate database Vizzda.

John Orsak, executive vice president of Lincoln, said the company was interested in the site because it is in proximity to a large labor pool of highly skilled workers, most of whom commute east for work every day, and would like to be able to have jobs closer to home.

“When we acquired the land, some of it was zoned industrial and retail,” he said. “It wasn’t our plan to build industrial and retail, but we found that it is highly complementary for many reasons.”

Orsak said in talking to companies that might be interested in leasing the industrial buildings, many businesses they spoke to said they’d be interested in locating somewhere with nearby restaurants so employees could easily go for lunch or after work.

The QT will be one of the company’s new store types, which caters to both commercial truck drivers and passenger car drivers, Orsak said. When QT signed on to the project is “validated it as a retail destination.”
