The property spans almost 85 acres and is located at the southwest corner of 99th Avenue and Van Buren Road. The facility was built in 1995 and currently operates as an Albertson’s distribution center. The seller, BrightSpire Capital, purchased the facility in 2018 for $83,021,252. • MGC Pure Chemicals America acquired 25 acres of industrial land Aug. 31 near its chemical plant in southeast Mesa, according to Vizzda. An LLC tied to the chemical manufacturing company bought the land for $15 million at the southeast corner of Signal Butte and Pecos Road from Signal Butte Land LLC, which is affiliated with the Trammell Crow Company. The Mesa-based company, a subsidiary of Mitsubishi Gas Chemical Company, Inc., produces ultra-pure hydrogen peroxide and ammonium hydroxide and supplies it to semiconductor manufacturers. Its existing chemical plant is nearby at 6560 S. Mountain Road. Japanese semiconductor supplier Fujifilm Electronic Materials U.S.A. Inc. also has a facility in the same area. • J.P. Morgan Asset Management purchased a three-building industrial property off Interstate 10 and 75th Avenue for $47,470,962 on September 17. The complex includes one 150,896 square-foot building, and two buildings each totaling 49,000 square feet. Forms+Surfaces Inc. was the seller. The buildings were constructed between 1999 and 2007 on a roughly 13-acre site. • A 166,376-square-foot storage facility with over 1,000 units in downtown Phoenix recently opened at 835 E. Jackson St. Jackson Street Self-Storage is a four-story facility just east of Chase Field, home to the Arizona Diamondbacks. It is climate-controlled, has a security system and provides security code access for customers. In addition to 1,245 storage units, the facility has a 1,293-square-foot office. YourSpace America is the developer behind the project, ARCO/Murray served as the general contractor and and Public Storage is the property manager. • A fully leased 113,110-square-foot industrial facility within Chandler Airpark sold for $26 million on Sept. 11. The Class A building — at 800 E. Germann Road — was sold by Oxford Properties, in partnership with Sagard Real Estate, to Cohen Asset Management, Inc.
