Initial plans unveiled for Arte Moreno’s restaurant-heavy retail center in Gilbert Article originally posted on Phoenix Business Journal on May 20, 2026 A new shopping center has been proposed in Gilbert near the busy intersection of Williams Field Road and the Loop 202 freeway. Going by the name SanTan Crossings, the project would include multiple restaurants, a bank and retailers. One portion of the 20-acre site does not have a plan yet and will be used for “future retail development,” according to documents filed with the town of Gilbert. The new center will be located at the southeast corner of Williams Field Road and San Tan Village Parkway in Gilbert. Arte Moreno, one of the richest men in Arizona and the owner of the Los Angeles Angels, acquired the land for $24.5 million last year, according to Tempe-based real estate database Vizzda. Accelerated Development Services, a Phoenix-based commercial real estate development company, submitted the proposals to Gilbert’s Planning Commission on behalf of the Moreno-owned company that owns the land, San Tan Crossing LLC. “SanTan Crossing is located on a key infill property that presents a unique opportunity to introduce complementary restaurant and retail amenities to the established SanTan Village area,” the developer said in its proposal to the town of Gilbert. “Given the surrounding infrastructure and streetscape are already in place, the project’s design is focused on seamless integration with the existing urban fabric.” The proposal shows 12 different buildings including multiple stand-alone, single-tenant, full-service restaurant buildings. There are others that will be drive-thru restaurant locations. The site plan also shows that some of the buildings will have multiple tenants. While the proposal does not say what tenants will be occupying the proposed center, marketing materials from Velocity Retail Group, a CRE brokerage representing the center, show five of the buildings already leased out. SanTan Crossing joins an already busy retail area – it is located just across the street from Macerich’s SanTan Village, as well as other shopping centers anchored by major tenants like Costco, Sam’s Club and Walmart. There are also several other retail developments in the area along San Tan Village Parkway, including the addition of a Dick’s House of Sport, Whole Foods Market and Perry’s Steakhouse & Grille.
