K. Hovnanian plans 234-home Desert Ridge development after winning state land auction

K. Hovnanian Homes plans to break ground by the end of the year on a 234-home single family development in the bustling Desert Ridge area, where it bought roughly 53 acres of state land last fall.

The homebuilder has been working its way through city channels over the past several months after filing a conceptual site plan with the city of Phoenix in January, according to public documents.

The New Jersey homebuilder won a competitive state land auction on Sept. 23, when a bidding war brought the price of the acreage from $37.75 million up to $71.1 million. K. Hovnanian ultimately outbid Blandford Homes for the land, which borders the JW Marriott Desert Ridge Resort and Spa near an area dubbed Headquarters Alley, where large companies such as Sprouts Farmer’s Market, Republic Services and Discount Tire have set up operations.

The K. Hovnanian (NYSE: HOV) project, called Tellaro, is along 56th Drive on the north side of Loop 101 in north Phoenix. It’s set to include more than 12 acres of open space including a primary amenity area, secondary amenity area and a park off Ranger Drive, according to a site plan submitted to the city.

Rezoning request heads to City Council

A rezoning request was approved by the Planning Commission June 4 and is set to be heard by Phoenix City Council on July 1, though it has faced some turbulence along the way.

The project was off to a rocky start, as the city of Phoenix wanted the company to extend Ranger Drive — the northern portion of its land — all the way to 56th Street. Ranger Drive runs to Tatum Boulevard but is barricaded before it gets to 56th Street.
