AAA Cooper Transportation – an affiliate of Phoenix-based Knight-Swift Transportation Holdings – bought the property, at 7160 West Sherman St., from EQT Real Estate. EQT had bought the facility from FedEx in 2021 for $24.1 million. Knight-Swift Transportation (NYSE: KNX) ranks as the No. 10 largest public company in Arizona with $7.41 billion in revenue during the 2024 fiscal year, according to Phoenix Business Journal research. The Phoenix property Knight-Swift purchased – located off 75th Avenue and Interstate 10 – amounts to 24 acres. It features two buildings totaling 34,620 square feet and a truck terminal. Andrew Gibbs with Burr & Temkin represented the seller, while Cresa’s Eric Walker represented the buyer in the deal. Knight-Swift Transportation could not be reached for additional comment by time of publication. The commercial trucking giant acquired AAA Cooper in 2021 in a $1.35 billion deal. Knight-Swift in 2025 decided to “adopt the strong and historically significant AAA Cooper brand” across its LTL business, according to Knight-Swift’s annual report, which was released Feb. 19. LTL stands for “less-than-truckload” and refers to smaller shipments that are combined with other freight in order to fill up a truck. EQT Real Estate substantially renovated the property, adding new flooring finishes and switchgear, according to Scott Guo, investment leasing officer at EQT. The property is currently nearly vacant, though Amazon is leasing a small portion to park some of its fleet vehicles. Knight-Swift will now occupy the facility and use it for its own freight operations. Another property with ties to a major national carrier sold in December. Atlanta-based Invesco acquired a 450,000-square-foot warehouse off Interstate 10 in Avondale currently occupied by the United States Postal Service for $89,800,000 in December.
