Lennar Corp. (NYE: LEN) has its eye on 325 acres of state land near Taiwan Semiconductor Manufacturing Co.’s $165 billion complex being developed in north Phoenix, looking to fill a need for more housing units for thousands of employees.

The Miami-based homebuilder has submitted an application to the Arizona State Land Department in an effort to convince the department to auction a parcel on Dove Valley Road and Paloma Parkway.

While Lennar is the applicant on that state land property, the land is not yet ready to go to auction, said Chris Clonts, Lennar’s vice president of land.

The land is directly north of the builder’s Copperleaf Community that sold out more than a year ago, he said.

“The division believes this area is undersupplied and in much need of additional housing due to local investments by TSMC and their suppliers strengthening manufacturing job growth,” according to Lennar’s application with ASDL. “Lennar intends to develop single-family homes.”

However, Lennar may not be building homes on that parcel any time soon.

“It is on perpetual hold until the wastewater situation can be solved,” Clonts said. “It is a regional issue, and I believe Phoenix Water Services is still working on master planning the area around TSMC for long-term growth.”

• Tempe-based W Holdings sold 448.05 acres of agricultural land in the city of Maricopa for $8.1 million, according to Tempe-based real estate database Vizzda LLC.

An entity tracing to Anthony Balakian and Vincent Balakian acquired the Pinal County land from CLB Real Property Holding Co. LLC, which traces to W Holdings.

The Balakians are now investors in W Holdings’ Midway master plan north of the northwest corner of Maricopa Road and AZ-84, said Carson Brown of W Holdings.

“It’s a hold for the future residential growth in the area,” Brown said.
