Lennar eyes 826 acres for homes near TSMC, Amkor plants

National homebuilder Lennar Corp. (NYSE: LEN) is looking to build houses for future TSMC employees and others working for suppliers to the chipmaker.

Lennar has submitted an application with the Arizona State Land Department for a roughly 826-acre parcel within Peoria’s Innovation Core. It’s the first homebuilder to apply for state-owned land within the PIC, according to an ASLD spokesperson.

The PIC, which spans over 7,300 acres, is where Amkor is currently building out a $7 billion chip packaging and testing facility. It’s also a short drive west from TSMC’s $165 billion chipmaking plant in north Phoenix.

Lennar wants to build single-family homes at the site, “providing local housing for the upcoming major employment growth within the city,” according to a document filed with the state land department.

“This area is in need of additional housing due to local investments by TSMC and their suppliers strengthening manufacturing growth, along with Amkor’s plans to build their new semiconductor campus in Peoria,” the document states.

Lennar could not be reached for additional comment.

Peoria’s City Council approved officially rezoning the PIC site during a March 25 meeting.

The first section, Core 2, will amount to roughly 895 acres and include industrial and very limited residential use. Core 2 will be anchored by Amkor.
