Lyfe Companies to develop retail and dining corridor at Vistancia in North Peoria

Scottsdale-based Lyfe Companies is developing the first phase of a retail and dining hub within the Vistancia master-planned community in north Peoria.

The firm is behind projects at other notable Valley neighborhood retail centers including Uptown Plaza in Phoenix and Epicenter in Gilbert, and has worked on restaurants like Buck & Rider, The Mission and Huss Brewing.

Plans for Five North at Vistancia — the 320-acre commercial core of the over 7,000-acre master-planned community — have dramatically shifted in recent years. Though always envisioned as a mixed-use development with a commercial component, it was once planned to be home to Amkor’s $7 billion semiconductor packaging and testing facility plant, until that project moved over to Peoria’s Innovation Core.

Now healthcare facilities, light industrial and a new shopping and dining plaza are on tap to start. Some projects currently underway at Five North at Vistancia include:

  • Honor Health is currently building a new healthcare campus on an 8-acre site where a portion of Amkor’s plant was previously planned to go.
  • Barclay Group is building a light industrial park on 18 acres, with four buildings amounting to about 240,000 square feet.
  • A 14-acre city park with multipurpose fields, basketball courts and playgrounds is under construction.
  • American Leadership Academy, a pre-K through 12th grade charter school, is open.
  • Mountainside Fitness is building a new fitness center on 4 acres and is expected to open in 2027.
  • Lyfe Companies is working on a main street restaurant and retail corridor on a 9.65-acre site.

Western Retail Advisors oversees leasing

Western Retail Advisors is handling leasing for the new retail development, though no official users have been confirmed yet. Lyfe is currently in escrow on the project site, which it intends to acquire from Vistancia Development LLC, an entity connected to Land Resources Inc.
