Microsoft spends $130M on Goodyear land to expand West Valley data center footprint

Microsoft spent over $130 million for a 100-acre site in Goodyear in a deal that closed May 29, according to real estate database Vizzda, even as some other projects in the region are being downsized or curtailed.

The tech giant previously had a five-year ground lease for the property with the seller, First Industrial Realty Trust. The site is adjacent to additional land Microsoft owns — about 150 acres that it purchased back in 2019 for $37 million.

That overall site, now spanning nearly 250 acres, is where Microsoft is building out one of its data center campuses, with three currently underway or operating in the West Valley.

Two are in Goodyear. The first, where it recently purchased land, is at Citrus and Indian School Roads, and the other just south of Goodyear Airpark. The third campus is in the city of El Mirage near Luke Air Force Base.

Microsoft started buying land in the West Valley for data centers years ago. Back in 2018 it acquired 272 acres near Goodyear Airpark for its first campus, spending $48 million.

In 2024 it purchased land for its El Mirage data center campus – 283 acres for $258 million.

In total, the company has spent roughly $473 million on about 800 acres of land in the West Valley for data centers.
