De Babel, a Scottsdale Middle Eastern restaurant, is opening its second location just four miles south of its original store along the Loop 101.

De Babel has signed a lease at The Edge, a retail development on Salt River Pima-Maricopa Indian Community Land near 90th Street and the 101. The center is being developed by Palmer Development Group, and it is across the street from its sister development – Palmer’s The Sydney.

De Babel debuted in Scottsdale five years ago, and even though its owner – Marwan Kandeel – has spent more than two decades developing restaurants around the world, he said he wanted to wait to expand De Babel.

“During the last five years, we were trying to focus on building an exceptional restaurant rather just expanding and opening just another store and another store,” Kandeel told the Business Journal.

The new location is being considered the brand’s flagship store, Kandeel said. It will be co-tenants with brands like Thai Chili 2 Go, Café Rio and Black Rock Coffee.

Since it opened, De Babel has gained a lot of recognition from both local and national press. Kandeel said during that time he and his team have worked to improve the restaurant’s service, quality of food and hospitality.

“I don’t think anyone yet focused on delivering like a premium Middle Eastern food that matches us,” Kandeel said.

The new De Babel is expected to open in the second half of August.

“De Babel’s decision to open its second Valley location at The Edge is another strong validation of what we’re building along Scottsdale’s Loop 101 entertainment corridor,” said Dan Lupien, the managing principal of Palmer Development Group. “This location gives them direct access to the highly affluent and established communities of McCormick Ranch, Gainey Ranch and Scottsdale Ranch.”

Besides the people who live nearby, Lupien said De Babel will befit from being near more than 150,000 employees in a five-mile radius. The area also sees millions of tourists ever year.

Diversified Partners represented the landlord in the lease negotiation and Ignite Commercial Real Estate represented the tenant.

De Babel represents one of the last leases at The Edge. Palmer and Diversified Partners are in the process of programming the 8.5 acres of land adjacent to the existing shops.

• Dutch Bros Inc., the Tempe-based drive-thru coffee giant, is building a high-profile location in Phoenix’s prominent Camelback corridor, near the intersection of 20th Street and Camelback Road.

According to documents filed with the city of Phoenix, Dutch Bros (NYSE: BROS) is looking to build a new 986-square-foot location with a drive-through service window in the parking lot of the Camelback Colonnade shopping center. It would be located on a 0.72-acre parcel between In and Out and the Fifth Third Bank branch on the east side of the center.

Development of the project is still in the early stages but is schedule to be heard by the local village planning committee in September, the Phoenix Planning Commission in October and Phoenix City Council in November.
