New industrial corridor takes shape in Buckeye along State Route 85

A new industrial corridor lined with big-box warehouses is starting to take shape in Buckeye.

South of Interstate 10 and along State Route 85, several new industrial developments targeting logistics and distribution users are currently underway. That includes retailer Burlington’s new two million-square-foot regional distribution center off SR 85 and Broadway Road, along with an 83-acre business park from Phoenix-based ViaWest.

The latest project on tap is Summit Logistics Center, an industrial park from Indiana-based developer Scannell Properties at the northwest corner of Southern Avenue and Rooks Road.

The first phase of that project, called Summit Logistics Center, is set to break ground by the end of this year.

It will include one building totaling nearly 1,140,000 square feet and cater to large-scale logistics users. It will likely attract a single tenant, said Erik Anderson, senior development associate with Scannell Properties.

Scannell purchased the 130-acre site from Arizona Land Consulting for $32.5 million on June 11, though Arizona Land Consulting is maintaining some equity through terms in the purchase agreement.

KORE Power’s exit gives way to new growth

Buckeye was poised to see an explosion of industrial activity along SR 85 driven by the arrival of KORE Power, which planned to build a $1 billion battery manufacturing campus at a 214-acre site along Maricopa County Route 85. But the company backed out early last year, leaving the city with a huge vacant property — and down a major employer.

Now industrial activity is seeing a resurgence in the area. The former KORE Power site sold to Phoenix-based industrial developer Tratt Properties at the end of last year for $32.5 million, though its plans remain unclear.

Just south of that site, Scottsdale-based Crimson Canyon recently tweaked its plans for an industrial park that will now sit on 74 acres and include about 1 million square feet of industrial space across two or three buildings.
