Real estate investment firm acquires industrial park near Phoenix Article originally posted on CoStar on March 2, 2026 Speed Bay Warehouse Solutions, a vertically integrated real estate investment and management company, has acquired a two-building industrial park near Phoenix. The Denver-based company purchased the Farmer Industrial Center, a 93,903-square-foot industrial park in Tempe, from Walton Street Capital and ViaWest Group for $24.5 million, or about $261 per square foot. The industrial park, located at 9185 and 9245 S. Farmer Ave., consists of two buildings constructed in 1997. At the time of sale, the industrial park was about 94% leased to tenants across multiple industries including aerospace, third-party logistics, home improvement services and electrical testing. The properties were previously purchased by Walton Street Capital and ViaWest Group in August 2023 in a six-property portfolio transaction for $105.5 million, or approximately $180 per square foot. The industrial park has access to Interstate 10, Loop 101, Loop 202, US 60 and Phoenix Sky Harbor International Airport.
