Scottsdale developer DMB sells off 308 home lots in Buckeye

Scottsdale-based DMB Associates Inc. sold 308 lots at its Verrado master-planned community in Buckeye for $44.5 million. The deal is Arizona’s largest lot transaction of 2026.

Kennedy Lewis Investment Management, land banker for California-based Tri Pointe Homes, bought the 308 platted and engineered lots and 61 tracts on behalf of the homebuilder, according to Tempe-based Vizzda LLC real estate database.

This transaction represents the largest lot sale so far in 2026, according to Jim Daniel, president of RL Brown Housing Reports.

Negotiating the deal were Nate Nathan, David Mullard and Casey Christensen of Scottsdale-based Nathan & Associates Inc.

It’s also the largest lot sale to date at Verrado.

“This is the largest transaction we’ve had in years,” said Dan Kelly, general manager at Verrado and chief operating officer for DMB. “I couldn’t tell you how many years — at least a decade.”

Tri Pointe officials couldn’t be reached to determine if Tri Pointe will build all 308 homes or sell some lots to other homebuilders.

“They have spoken to other builders, but upon closing they were prepared to build on all the lot sizes,” Kelly said.

When David Weekley bought Phase 3A and 3B at Regent Hills within Verrado, the Houston-based homebuilder sold a section to Pulte Homes, Kelly said.

“Tri Pointe may do something similar,” he said. “The only restriction we have is we just have the ability to review the builder you want to partner with.”

Verrado project spans 8,800 acres

DMB’s Verrado master-planned community spans 8,800 acres north of Interstate 10 and east of White Tank Mountain Region Park.

The master plan includes seven districts: Main Street, Heritage, Highlands, Village, Marketside, Regent Hills and Victory.

This parcel that Tri Pointe just bought is within Phase III of Verrado’s Highlands district, pushing into the western boundary of Verrado, into the foothills of the White Tank Mountains, Kelly said.

The Highlands is adjacent to Meck Park and the many trailheads that lead into the White Tank Mountains. It’s also near Verrado’s newest dog park.

“Over the past several years, we’ve seen increased demand for homes in the foothills as buyers seek access to nature,” he said. “You can see downtown and at the same time look right into the mountains.”

Overall, nearly 8,000 homes have been sold at Verrado, where more than 18,500 residents already live.
