Scottsdale spends $7.8M on office building to demolish for parking lot; plus more deals Article originally posted on Phoenix Business Journal on May 1, 2026 The city of Scottsdale has spent $7.8 million for an office building that it plans to turn into a parking lot for Scottsdale Airport. The property, located at 15011 N. 75th St. in Scottsdale Airpark, was sold by Access Capital LLC. The entity purchased the property for roughly $8.4 million in April 2025, according to Maricopa County records. Scottsdale City Council approved plans in April for the city to purchase the 1.49-acre property, which is home to a 21,664-square-foot office building. That building “will be demolished to allow for redevelopment of the site,” city documents show, with demolition of the building estimated to cost approximately $1.1 million. The surface parking lot is expected to provide about 200 spaces. “In the near term, the site will be used for surface parking, with the potential for a structured parking facility in the future,” according to city documents. The project is fully funded through internal aviation funds, said Holly Peralta, interim senior director of communications and public affairs for the city of Scottsdale. “The city anticipates generating revenue through leasing or licensing parking spaces, with early estimates projecting about $82,500 annually from the initial surface lot,” Peralta said in an email. “The acquisition aligns with Scottsdale’s broader efforts to maintain efficient infrastructure and support continued economic activity at one of the region’s key transportation hubs.” The second floor of the property was recently renovated, and work was underway on the first floor when the city called about the property, said John Stroud of commercial real estate firm Matthews, who had the listing. “There’s very limited parking around the airport and at the airport,” Stroud said. “This building has one of the better parking ratios up there.” • PickleRage, an indoor pickleball club franchise founded in 2023, plans to open a new Scottsdale location in 2026, adding another dedicated indoor facility in a market the company sees as primed for growth. The company said the club will open at 7400 E. Tierra Buena Lane, also at Scottsdale Airpark. The facility is expected to total about 27,487 square fee and include nine indoor courts. PickleRage said it chose Scottsdale because of the area’s population growth, active lifestyle culture and continued demand for year-round recreational options. The company said more than 550,000 people live within a 10-mile radius of the site and that the area’s median household income exceeds $114,000. Expanding into Scottsdale represents an important step in our growth strategy,” David Smith, chief operating officer at PickleRage, said in a statement. “This market offers a unique combination of strong demographics, an active lifestyle culture, and a growing demand for premium recreational experiences. We’re excited to bring a best-in-class indoor pickleball facility to the community.” A company spokesperson said PIckleRage is aiming to differentiate itself from other local pickleball options by offering dedicated indoor courts rather than retrofitted spaces or outdoor play. In addition to indoor courts, the club is expected to offer leagues, lessons, clinics and social programming aimed at players of varying skill levels. The Scottsdale location is part of PickleRage’s larger push to grow nationally. The company said it plans to open more than 500 clubs across the country over the next five years through its franchise model.
