Construction has begun on Eastmarket at Eastmark, a grocery-anchored shopping center near Ray and Ellsworth roads in Mesa.

The 6.6-acre shopping center will be developed by Phoenix-based Common Bond Development Group and anchored by a Sprouts Farmers Market. In total, the development will contain about 45,000 square feet of restaurant and retail space, including the 23,200-square-foot Sprouts store. The developer did not announce any additional tenants planned for the center.

“Securing Sprouts at Eastmarket is a milestone for the Eastmark community, and is just the beginning,” Brian Frakes, founder and president of Common Bond Development Group said in a statement. “This project is about setting a high standard for neighborhood retail, something Eastmark residents can truly take pride in.”

Common Bond bought the site October 7 for $3.8 million, according to real estate database Vizzda. The site is one of the last remaining undeveloped parcels in the 3,200-acre Eastmark community.

Construction on the development is expected to complete in August 2026 and Sprouts will open in the fourth quarter of 2026.

Common Bond was co-developer of the Global Ambassador hotel in Phoenix, and is the developer of two hotels planned at Halo Vista, the master-planned development surrounding Taiwan Semiconductor Manufacturing Co. in north Phoenix, which will also include a Costco and an auto mall.
