Taiwan-based firms acquire land at Mack Innovation Park amid TSMC buildout

More TSMC suppliers are scooping up land to build out facilities in north Phoenix.

Three more Taiwanese companies closed deals at Mack Innovation Park in Deer Valley on August 10, according to Tempe-based real estate database Vizzda LLC.

The seller in all three deals was HVAC company Mornstair, which acquired 51.9 acres of vacant industrial land within the park for $59.9 million in February.

Through these latest deals, Mornstair sold off 41.7 acres total for about $48 million. It kept roughly 10 acres where it’s planning to build an office and warehouse, a company representative said in an email.

Mornstair sold the most acreage to Taiwan-based Propersys Corporation, which acquired a 21.48-acre site for $24,808,726. Propersys specializes in total gas distribution systems, gas monitoring systems and turnkey project management, and it counts TSMC as a client, according to the company’s website.

Muaqua Engineering, a subsidiary of Taiwan-based Mega Union that specializes in the design of water treatment facilities, also acquired land from Mornstair at the industrial park, paying $11,732,324 for a 10.18 site.

And Taiwan-based Gold Stone Development Co., a real estate firm, acquired a 10.04-acre site from Mornstair for $11,531,408. Gold Stone was awarded a 2023 TSMC Excellent Performance Award in 2023 for “Excellent Performance in New Fab Construction,” according to TSMC’s website.

Propersys, Muaqua Engineering and Gold Stone Development Co. could not be reached for additional comment on the land deals.

They join a growing list of TSMC suppliers flooding into the Valley to provide products and services to the chipmaker as it builds out its sprawling north Phoenix campus, which is now set to include a $265 billion investment across as many as 12 fabs.
