This Arizona suburb is among the wealthiest in America, new study says

One emerging Arizona suburb is now among the wealthiest neighborhoods in America, even though it wasn’t in the top 50 last year.

According to a new study by MoneyLion, one of Arizona’s wealthiest suburbs has grown into one of the wealthiest in the nation, comparable to popular Silicon Valley and Westchester neighborhoods.

Many of the suburbs on the top 10 list are long-standing neighborhoods where generational wealth has lived, setting this Arizona suburb apart as a relatively new area to share the spotlight.

Yet, Arizona’s year-round warm weather has made it a hub for golf enthusiasts, professional athletes and famous actors and musicians to set their winter homes, even attracting famous residents like Charles Barkley, Alice Cooper, Michael Phelps and Bret Michaels.

Arizona’s wealthiest suburb

Paradise Valley ranked as the fifth wealthiest suburb in the country, with growing home values and incomes within the area.

With sprawling golf courses and luxury spas, Paradise Valley has attracted some of Arizona’s wealthiest residents. However, because the suburb is such a small community, it wasn’t even included in the 2025 wealthiest suburbs, as Paradise Valley only reached 5,000 residents in the last two years.

Paradise Valley’s inclusion in this list shows off the suburb’s growth in population and wealth. Here’s why Paradise Valley is one of the wealthiest suburbs in the U.S, according to MoneyLion:

  • Average household income (2023): $382,413
  • Income growth from 2023 to 2024: 6.8%
  • April 2026 average home value: $3,704,755
  • April 2025 average home value: $3,278,479
  • Home value growth from 2025 to 2026: 13%

    How Arizona compares to other states

    Home value is only one of several contributing factors for this list. According to MoneyLion, the 2024 U.S. Census and Zillow Home Value Index were used to conclude this study, using all factors to consider the ranking of the wealthiest suburbs.
