Three land sales close at Harvest Grove after split council vote Article originally posted on Phoenix Business Journal on May 29, 2026 The 311-acre Harvest Grove master planned community in Gilbert has hit another milestone, despite getting pushback from Council members and residents. Since Gilbert Town Council approved the developer’s general plan amendment and zoning changes in a split April 7 vote, three parcels of land have changed hands within the Harvest Grove community, which is located on the northern portion of the site off Val Vista Drive and Germann Road. Barclay Group and Lennar Corp. are developing Harvest Grove, which will have housing, retail and a Fry’s grocery store upon completion. A 10-acre parcel previously owned by an LLC associated with Barclay Group on May 19 sold to Smiths Food & Drug, a subsidiary of The Kroger Co., for $5.8 million, according to Tempe-based real estate database Vizzda LLC. Barclay Group told the Business Journal it is still developing the Fry’s store despite new ownership. The commercial portion of Harvest Grove is anticipated to open in the first half of 2028, said Barclay Group Executive Vice President Jim Gardner. Fry’s is within a 28-acre parcel on the northwestern portion of the site that Barclay Group acquired May 19 for $20.1 million from an affiliate of Lennar, which will still develop the remaining land into homes. Lennar did not immediately respond to the Business Journal’s request for more information on its residential construction timeline. Another nearly 55-acre chunk of land was acquired for $34.3 million by an LLC affiliated with DW Partners, which purchased the property from from Zinke Investments LLC. The overall project will be developed in three phases, with street frontages, entryways and streetscape improvements completed in phase one. The Fry’s, four shop buildings and a credit union will also be constructed in the first phase. Prior to the April 7 meeting, the Council continued Harvest Grove three different times from October to December 2025 as staff worked with the development team to address concerns over density and traffic. It was then denied during a Jan. 20 meeting, before Council ultimately reconsidered and approved the project in April.
