A manufacturer of distribution transformers has acquired a large industrial building in the Phoenix area with plans to open a new facility.

Electric Research & Manufacturing Cooperative, also known as ERMCO, purchased the 566,121-square-foot distribution building in Waddell for $90.58 million, or $160 per square foot. Indicap and Invesco were the sellers of the property, which is located at 15784 W. Hatcher Road in the Virgin Industrial Park.

The facility will serve as ERMCO’s first manufacturing operation west of the Mississippi River. The company, which is based in Dyersburg, Tennessee, plans to use the space to expand its Three-Phase transformer production capabilities.

“This expansion is about more than building a facility — it’s about building the future,” said Tim Mills, president and CEO of ERMCO, in a press release. “Our goal is simple: power the grid and power progress. This investment ensures ERMCO is ready to meet the challenges of tomorrow.”

The manufacturing facility is expected to create more than 500 jobs for the local community, the company said in the press release.
