What is that $145M project going up near Desert Ridge in north Phoenix?

Location: 5250 E. Deer Valley Drive, along the northern block, just east of Marriott Drive in Phoenix.

Description: A new high-end condominium community called The Luxe at Desert Ridge is in the final stages of development.

When complete, the complex will have 223 units across six four-story buildings near the Desert Ridge shopping center and JW Marriott Phoenix Desert Ridge Resort in north Phoenix.

The Scottsdale-based developer The Statesman Group is behind the $145 million project.

It’s offering nine floor plans to prospective buyers, with prices starting around $1 million. The homes range in size from 1,600 to 3,200 square feet with two- and three-bedroom options.

The largest unit, dubbed D’Luxe, has limited availability, features three bedrooms and three bathrooms, and costs at least $2 million.

On site, the community will be guard-gated and have a lifestyle director, resort-style pools, a clubhouse with an exhibition kitchen, fitness center, a wine room and a multiseat movie room. There are also personal underground parking bays with private storage rooms.

History: The Statesman broke ground on the site in 2019 but was forced to pause construction during the pandemic.

As of March 2024, 100 condos had been built with another 36 homes underway. Construction on the final 87 condos was scheduled to start in summer 2024.

When will work be done? It’s unclear when the construction of the final phases is expected to finish.
