Thistle Landing Dr., along 48th Street, between Ray Road and Chandler Boulevard in the Ahwatukee part of Phoenix. Description: A large data center and technology park is getting ready for construction in the south Phoenix community of Ahwatukee. Menlo Equities, a commercial real estate investment firm from Menlo Park, California, is behind the 38-acre campus, which is replacing vacant office buildings at the Thistle Landing Office Park. Through its data center arm, Menlo Digital, the company owns centers in several U.S. cities, including Fort Worth, Texas, Boston and Chicago, as well as in Northern California communities. When complete, Menlo’s new complex will comprise five two-story buildings, totaling more than 1 million square feet, and 20 data halls, which house servers and other networking equipment. Menlo also plans to include a 2-acre community park. History: Menlo bought the property in September 2015 for $51.25 million, according to real estate database Vizzda. The Ahwatukee Foothills Village Planning Committee approved Menlo’s application for the project in January 2024. According to Menlo, it’s completed the design and engineering phase of the project and is about 50% of the way through the permitting process. When will the work be done? Construction of Menlo’s substation and shell is projected to finish by late 2026, while the data halls are expected come online by early 2027, Menlo estimated.
