Xnrgy proceeds with expansion of East Valley manufacturing campus

A North American manufacturer and major player in the data center sector opened the first phase of its U.S. headquarters in April 2025 in southeast Mesa.

The building was chosen as a Business Journal Project of the Year finalist in the industrial category.

Xnrgy Climate Systems Inc.’s new 275,00-square-foot facility, Mesa 1, is within the 273-acre Gateway East — a mixed-use business park that will feature large industrial users, hotels, restaurants and some retail near the Mesa Gateway Airport. It was constructed within about 12 months.

Xnrgy, which was founded in Montreal, specializes in manufacturing energy-efficient HVAC systems and air-cooling and liquid-cooling solutions for data centers, hospitals, clean rooms and electric vehicle battery plants. It now has dual headquarters in Mesa and Montreal.

The futuristic industrial project is “a state-of-the-art facility designed to produce sustainable AI infrastructure through innovative cooling technology that greatly reduces power usage,” the company said.

It was developed by The Boyer Company and is the first phase of a broader plan to invest $300 million, build out 1 million square feet across four structures and employ up to 2,000 workers.

The general contractor for the site is Phoenix-based Wespac Construction, and Gensler is the architect.
