Description: A 15-story mixed-use development called Rambler Tempe is nearing completion in north Tempe. It is one of many high-rise complexes popping up along the light rail track less than a half-mile away from Arizona State University. The 574,000-square-foot building will have 289 units, reserved for student housing. The breakdown of the units includes: 36 studios 36 one-bedroom units 47 two-bedroom units 17 three-bedroom units 153 four-bedroom units The apartment complex will also include two pools with decks, a clubroom, fitness center and yoga studio. There will be 2,100 square feet of street-level restaurant and retail space along Apache Boulevard, as well as outdoor dining space. The site plan was approved with 376 on-site parking spaces, despite the requirement for spaces nearing 700. The developer argued that the multitude of available public transit options, like the light rail and streetcar, offered enough access to transportation. History: A motel previously occupied the site, according to public records. Property records show the lot was bought for $15 million in March 2024 by Apache 1020 Properties KP6, LLC, based out of Austin. When will the work be done? An official completion date has not been announced, but the website says the delivery year is 2026.
