Taiwan semiconductor supplier snags 107,400-square-foot Surprise building for $20.4M Article originally posted on Phoenix Business Journal on July 22, 2026 A Taiwan-based firm has acquired a 107,400-square-foot industrial building in Surprise for $20,406,000, amid the continued flood of semiconductor suppliers to the Valley due to the rapid growth of the industry in Arizona. The company – Uangyih Industrial Company – specializes in supplying semiconductor manufacturers with air abatement systems, wastewater treatment materials and other key products and services for chipmaking operations. The deal closed on July 16, according to Tempe real estate database Vizzda. The property that Uangyih Industrial purchased, Skyway Business Park, is located at the southwest corner of Dysart and Cactus Roads in Surprise. The vacant facility sits on 6.37 acres, was built in 2022 and was developed by Silver Creek Development – which sold it to Uangyih Industrial. Colliers Sam Jones, Chris Reese, Scott Scharlach and Mike Kendall represented the seller, while Dallan Randall and Toby Campbell with Commercial Properties Inc. represented the buyer. Taiwan Semiconductor Manufacturing Company’s new north Phoenix campus is driving the company’s Taiwanese suppliers to the Valley too. It comes as the chipmaker announced an additional $100 billion investment in its Arizona plant last week, bringing the total investment now to a whopping $265 billion. The Deer Valley area, which is a short drive from TSMC, has attracted a variety of Taiwan-based firms recently – driving higher rates and less available supply there. More industrial space being built in Phoenix metro Developers are now moving ahead on building out new speculative industrial space just outside of TSMC’s campus at the 2,400-acre Halo Vista mixed-use development. And Peoria’s Innovation Core – where Amkor is building out a $7 billion chip packaging and testing facility – is slated to eventually bring new industrial space across thousands of acres just west of TSMC’s campus.
