Two New Affordable Housing Projects are Going Up in Glendale

Two affordable housing projects, including one aimed at older adults, are going up in Glendale.

Why it matters: The Phoenix area faces a massive housing shortage, which is driving up prices for both single-family homes and apartments.

State of play: A massive construction site at the northwest corner of 67th and Maryland avenues will be home to two projects from Dominium, an affordable housing developer with projects in the Valley and across the U.S.

  • Juniper Square will have 221 age-restricted units for people 55 and older.
  • The second project, 67 Flats, will have 384 apartments with no age restrictions.
  • Dominium purchased the land in December and broke ground in February.

Zoom in: Juniper Square is expected to open in the spring of 2025, and 67 Flats is slated to open a year later.

  • Income restrictions are based on the number of occupants, ranging from $45,120 for one person to $74,700 for six.

Between the lines: The projects will include environmentally sustainable features such solar panels on carports, low-flow appliances and smart water meters, the Arizona Republic reported.

Zoom out: Dominium is also building a 657-unit affordable housing complex in Goodyear, and last month won a court battle over a planned 601-unit complex that the Surprise City Council approved.

  • The company scaled back plans for another project in Chandler. They’re now proposing 282 affordable units for seniors instead of the original 518, following community backlash.
